The 5th Avenue North building consolidates the number of parking spaces held on 12 acres of impervious asphalt into an underground parking garage / mixed use building that is entirely covered with a green roof optimized for stormwater absorbtion. The green roof was designed to visually serve as a good neighbor to the community looking down on the building from up the adjacent hillside, so its appearance is neat and uniform while providing seasonal interest. The goal was to create a new resource for Seattle -- a practical, replicable, low-maintenance, and aesthetically pleasing green roof model that also optimized stormwater and habitat performance.
Native and non-native sedums and sempervivums were extensively tested before being planted on the roof. Designed to the optimimum performance specs from the Green Roof Evaluation Project (MKA/GGN), the profile keeps between 80% and 90% of the rainwater that falls on the roof from ever leaving the roof.
